If you already own land, we’ll walk the property with you and assess access, utilities, flood zones, and permitting requirements. If you don’t have land yet, we’ll help you find a buildable lot in Wakulla, Franklin, or Leon County.

Choose from one of our coastal home models — like the Spartina, Sandpiper, or Ibis — or work with us to modify a plan or create a fully custom layout that fits your lifestyle and lot. We focus on smart, efficient designs that meet Florida’s building codes and coastal wind zone requirements.

Transparent Pricing & Contract

Once we finalize your plan, we provide a detailed written estimate that includes site work, permitting, materials, finishes, and construction labor — no vague allowances or hidden fees. We offer fixed-price or cost-plus contract options based on what works best for your project.

Permitting & Site Preparation

We handle all necessary permitting, including environmental, zoning, septic, and flood zone requirements. While permits are processing, we clear the lot, prep the foundation, and get utilities in place so we can hit the ground running.

From foundation to final punch list, we manage every phase of the build using trusted local crews and vendors. You’ll have direct communication with Jennifer Beaty, our licensed Florida builder, and Cody Moody, our project manager and co-owner, throughout the entire process. We provide regular updates and photos — whether you’re nearby or out of state.

Once construction is complete, we walk the home with you to ensure every detail meets your expectations. We address any final items, ensure inspections are passed, and hand over the keys to your new home.
